So you’ve spruced up your home, given the garden a makeover and kept children and pets out of the way. But annoyingly, you haven’t had the offers you’d hoped for.

And it can feel frustrating if your agent doesn’t seem to be matching the right people to your property.  Perhaps the “buyers” aren’t in a position to buy? Maybe your house just gets tagged on to other viewings round the corner? Or worse still, you sense that your agent has given up and is concentrating on newer, fresher instructions.

Here’s what you can do

Take your house off the market for now, to stop it getting stale.  If potential buyers start wondering why it’s not selling, they could be put off altogether.  

If your agent kicks up a fuss just say “Let me know about any future buyers but for now I’d like my house removed from all property portals”.  Check whether notice has to be given in writing. Now you’re free to focus on the relaunch of your home

  • Start interviewing new agents. There are plenty out there and personal recommendations count for a lot, so why not ask around? Remember, you don’t always need to sign a lengthy, restrictive contract with an agent because there are alternatives: THE SMALL PRINT
  • Check that they have a real understanding of your likely buyer demographic and request that they only organise viewings for people who are renting, selling - or best of all, already sold.
  • Ask how they plan to generate fresh interest in your property.  They should advise you about home-staging and the best way and time to re-market. A good agent won’t be afraid to give you honest opinions but will ultimately let you make the decisions.
  • Even perfectly presented homes can be let down by lacklustre viewings.  Check if the person you meet at the valuation will be the one showing buyers your home.  The right agent will demonstrate energy and enthusiasm for your property and it’s relaunch.
