Setup Fee (Landlords Share): included in all services below

  • Agree the market rent
  • Professional photography and floor plans of the property
  • Proactive marketing campaign – listed on all major property portals (Rightmove and Zoopla)
  • Erect To-Let board in accordance with current planning regulations
  • Source suitable tenant(s)
  • Arrange relevant legal certificates and checks
  • Advise on refurbishment
  • Advise on Non Resident tax status and HMRC (if relevant)
  • Carry out accompanied viewings and provide feedback
  • Negotiate with tenant and landlord to agree the terms of the lease
  • Screening of prospective tenants
  • Instruct a third party referencing agency to take up references
  • Drafting tenancy agreements and exchanging
  • Tenants’ deposit collected, paid into and registered with DPS (Deposit Protection Service)
  • Arrange and instruct a third-party independent Inventory and Check-in
  • No management charge on contractor invoices up to £500

Let Only Service: 9.6% of Rent (Inc. VAT)

Includes:

  • as the above plus
  • Collect initial months’ rent and deposit, prior to check-in
  • Deduct pre-tenancy invoices
  • Deduct our agreed let-only fee
  • Make any HMRC deduction and provide NRL 8 (if relevant)

Let & Rent Collection Service: 12% of Rent (inc. VAT)

Includes:

  • as the above plus
  • Collect and remit the monthly rent
  • Deduct our agreed rent collection fee
  • Pursue non-payment of rent
  • Provide advice on rent arrears actions
  • Draft and service notices as required
  • Access to on-line landlord portal
  • Monthly statements via email
  • Annual review market rent in line with current conditions

Full Management Service: 15% of Rent (Inc. VAT)

  • as the above plus
  • Undertake a minimum of 3 inspections per annum followed by written report
  • Manage all repairs and issues during the tenancy
  • Instruct approved contractors (providing a maximum of 2 quotes)
  • Hold keys throughout the tenancy term
  • Arrange annual safety inspections
  • Provide copy of contractor invoices with monthly statement
  • Arrange routine cleaning and repairs at lease expiry
  • Arrange check out, inspection and report at the end of the tenancy

Additional Fees

INVENTORY AND CHECK IN FEE
Charged by independent inventory service directly and dependent on number of bedrooms and size of property – estimate between £150 and £250

ADDITIONAL VISITS TO PROPERTY - £60 (INCL VAT)
To attend for specific requests in addition to routine inspections

SUBMISSION OF NON RESIDENT LANDLORDS RECEIPTS TO HMRC
£60 (INCL VAT) per quarter

ARRANGEMENT FEE FOR WORKS OVER £500 – 10% OF NET COST

  • Arranging access and assessing costs with contractor
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of the works

RENEWAL FEE (LANDLORDS SHARE) - £90 (INCL VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy agreement

CHECK OUT FEE – TENANT PAYS

COURT ATTENDANCE - £100 (INCL VAT) per hour
