Our Sales Services

Market Appraisal and Valuation

We provide a free, no obligation market appraisal and valuation service. We’ll write a report for you, designed to help you decide your best course of action when selling your property.

The report will set out a bespoke marketing strategy based on what you want to achieve. It will clearly set out the approach we advise and how we’d like to represent your best interests.

Full Marketing Service

This includes a very public and proactive marketing campaign, including listings on Rightmove, Zoopla and Prime Location. It’s the service that most of our clients use.

The package we offer differs to other agents’ because:

  • Our sales director, Eddie Robinson, will handle every aspect of the sales process. This clear communication is essential for a smooth sale. It also means Eddie will have thorough knowledge of your property so he can give potential buyers all the information they need.
  • The single point of contact with Eddie also means he can communicate with potential buyers consistently and accurately, both in terms of the offers you’ve received and your own position.
  • The most critical time period when marketing a property is the first few weeks. So we guarantee your property will be featured at the top of Rightmove within this period and, more often than not, in the first week it goes on the market.

Discreet Marketing Service

You don’t have to openly advertise your property in order to sell it. While you may reach a wider audience if your house is listed on websites, we understand you may prefer a more sensitive approach.

We’re always in touch with people who want to buy houses in this area. So we can prepare the details for your property but, rather than advertise it on the open market, we’ll send them to prospective buyers who we know are interested in houses like yours.

This approach has other advantages. Firstly, when you receive an offer you’ll be in a strong position as your buyer won’t want to see your property made available to others. This can also benefit you in negotiations further down the line.

And selling your house through the normal channels is a very public statement of intent that can leave you open to other agents pressuring you to sell through them. Some will even go to extreme lengths and knock on your door. This is an aggressive practice we do not support and never engage in ourselves.

Market Ready Service

If you’d like to move but are yet to find the right property this could be the ideal option. When the right house does come along you need to be in a position to make an offer. But if your own house isn’t on the market your interest could be dismissed.

We can make sure you’re ready to act by having your property prepared to market. We’ll take the photographs, draw up the floor plans and write the particulars. Then, the minute you instruct us, we can start to actively market your home.

It also means if you see a house you like and the selling agent pressures you to sell through them, you can reply that we have your details and are ready to market your property. This can give you confidence if the agent is pushy and reinforce your position as a genuine buyer.

Viewings

We always get to know the needs and preferences of potential buyers before we show them any houses. This means we can effectively match them to the right properties. And we always attend viewings as then we can see their response to the house and answer any questions they may have.

We aim to give you feedback on viewings within 24 hours but do feel free to give Eddie a call at any time if there’s anything you’d like to ask.

The Small Print

Selling your home can be stressful. So you don’t need a complicated and inflexible contract with your estate agent that can make matters worse. We believe your contract should be clear, fair and easy to change. Which is why we have the most customer-friendly estate agent’s contract in the UK.
